Turkish citizenship by investment: the complete guide

How Turkish citizenship by investment works: the $400,000 property route, the $500,000 bank-deposit route, step-by-step process, documents, family members and common reasons files are delayed.

Turkey grants citizenship to foreign investors who make a qualifying investment and keep it for at least three years. The two routes most clients use are buying property worth at least USD 400,000 or depositing at least USD 500,000 in a Turkish bank. The thresholds are simple; meeting them exactly is the hard part. Valuation, payment evidence, title annotation and filing order decide whether an application moves smoothly or stalls. This guide explains the process from start to finish.

01

The investment routes and thresholds

Most investors choose between property and a bank deposit. Each route has its own conditions, and the investment must be held for at least three years. Other routes exist, such as fixed-capital investment, government bonds, investment funds and job creation; we can assess them on request.

  • Property purchase: at least USD 400,000 in real estate, kept for three years with a no-sale annotation on the title deed
  • Bank deposit: at least USD 500,000 (or equivalent) in Turkish banks, held for three years
  • The investment value is checked against official valuation and banking records, not the sale price alone
  • Rules can change; we confirm the requirements that apply on the date you invest

02

Step by step: the property route

The order matters. Most problems we see start with a payment made before the property was checked and valued. We review the investment first and the application second.

  • Eligibility and route review for you and your family
  • Legal due diligence on title, encumbrances, permits and developer
  • Official valuation report confirming the qualifying value
  • Payment by traceable bank transfer, then title-deed transfer
  • Three-year no-sale annotation registered on the title deed
  • Certificate of conformity issued for the investment
  • Residence permit, then citizenship application filed and tracked

03

The bank-deposit route

The deposit route avoids property risk but has strict banking conditions. Choosing the right bank and completing the deposit correctly from the start is what keeps a file on track, and we handle those banking steps with you.

  • At least USD 500,000 or the equivalent in foreign currency
  • Funds held in Turkish banks for at least three years
  • A bank letter and official confirmation are needed for the certificate of conformity
  • We coordinate the banking steps with you so the deposit qualifies

04

Who can be included: family members

One qualifying investment can cover the investor's immediate family. Family documents often take the longest to prepare, so start them early.

  • The investor's spouse
  • Children under 18
  • Apostilled or legalised birth and marriage certificates, with sworn translations
  • Passports and biometric photographs for every applicant

05

Why applications are delayed or refused

Most refusals are avoidable. They usually come from preparation, not from the applicant's background.

  • The official valuation comes in below the price paid, so the investment no longer qualifies
  • Payments made in cash, by third parties or without clear bank records
  • The property was previously used for another citizenship application
  • Missing or incorrectly legalised family documents
  • The title annotation or certificate of conformity was not completed in the right order

Before your consultation

How much do I need to invest for Turkish citizenship?
At least USD 400,000 for the property route, or at least USD 500,000 for the bank-deposit route. The investment must be held for at least three years. We confirm the current rules before you commit funds.
How long does the process take?
It depends on document readiness, the route and the authorities' processing time. Tell us your situation and we will give you a realistic timeline for your file rather than a generic promise.
Do I need to live in Turkey?
There is no general requirement to live in Turkey before applying under the investment route. Some steps may need you in person, which we confirm for your file.
Can I sell the property later?
The property must be kept for at least three years; this is recorded as an annotation on the title deed. After that period, sale is possible under the normal rules.
Does buying a qualifying property guarantee citizenship?
No. The authorities decide every application. Careful preparation of the valuation, payments and documents gives a file its best chance.
