Selling Your Property in Turkey: Taxes and Transferring the Money Abroad
Legit Law · 4 November 2026 · 2 min read

Many investors ask the same question before buying: "Can I sell later and take my money out?" In most cases, yes, but planning makes the process smoother.
If you bought for citizenship Property used for citizenship must be kept for three years, as noted on the title deed. Selling earlier can put your citizenship at risk. After three years, you can sell freely.
Costs on sale - **Title deed fee:** a fee based on the sale price, usually shared between buyer and seller by agreement. - **Capital gains tax:** may apply if you sell within five years of purchase. After five years, individuals are generally exempt. Inflation adjustments and exemptions can reduce the amount. - **Agent fees:** if you use an agent.
Transferring money abroad Sale proceeds can be transferred abroad through Turkish banks. Keeping your purchase documents, title deed, valuation and bank records makes the transfer straightforward. Large amounts may take a few working days to process.
Selling while abroad You do not need to be in Türkiye. You can give a notarised power of attorney to a trusted representative to complete the sale and the bank steps on your behalf.
