Renting Out Your Property in Turkey: Rental Income Tax for Foreign Owners

Renting out your Turkish property can provide steady income, including while you hold it for citizenship. Here is what foreign landlords should know.

Can foreigners rent out their property? Yes. Owning property for citizenship does not stop you from renting it out. The three-year holding requirement concerns selling, not renting.

A written lease is essential Use a clear written contract with the rent, deposit, duration, payment method and condition of the property. Turkish law gives tenants strong protection, so a well-drafted lease matters.

Declaring rental income Rental income from property in Türkiye is generally taxable in Türkiye, including for non-residents. Owners usually file an annual declaration in March for the previous year's income. An annual exemption may apply to residential rent, subject to conditions. You need a Turkish tax number to file.

Short-term rentals Renting to tourists for short stays requires a specific permit from the Ministry of Culture and Tourism. Renting without it can lead to fines.

Managing from abroad Many owners use a management company and give a limited power of attorney for collecting rent and handling repairs.
