Turkish Citizenship by Investment: What Actually Determines Approval

Investors usually arrive with one question: how much. It is the wrong first question. Applications are refused not because the sum was short, but because the file was wrong.
The valuation must be official and defensible A qualifying property investment is measured against an official valuation report prepared by a licensed appraiser, not the price on the contract. If the appraised figure falls below the threshold, the application fails regardless of what was paid.
The restriction annotation is not optional The qualifying asset must carry an annotation on the title deed committing to the statutory holding period. Omitting it, or registering it incorrectly, invalidates the route.
Source of funds is examined Transfers must be traceable, made through the banking system, and documented. Cash payments and third-party transfers create problems that are difficult to correct after the event.
Family composition should be settled before filing Spouse and minor children are generally included. Establishing who is on the application at the outset avoids separate, slower filings later.
Sequence protects the client Diligence, then valuation, then transfer, then annotation, then application. Reversing that order is the most common and most expensive error we are asked to fix.
We advise on the investment before the application, because an asset that qualifies but performs badly is still a poor outcome.
